NORTHERN VIRGINIA REMODELING GUIDE · KITCHENS
Kitchen Remodeling Return on Investment
What a kitchen remodel really pays back at sale in the D.C. area, and how to spend so it does.
THE SHORT ANSWER
Smaller, Smarter Kitchens Pay Back the Most
In the Washington, D.C. area, a midrange minor kitchen remodel recovered about 100% of its cost at resale in 2025. A major upscale remodel recovered about a third.
Those numbers come from the 2025 Cost vs. Value Report, which compares what common projects cost with how much value they add when a home sells. They are averages, not promises. But they show a clear pattern: the bigger and more custom the kitchen, the smaller the share you get back at sale.
MINOR REMODEL, MIDRANGE
~100% back
MAJOR REMODEL, MIDRANGE
~49% back
MAJOR REMODEL, UPSCALE
~32% back
REGION
Washington, D.C. 2025
That does not mean a big kitchen is a bad idea. It means the payback comes partly in daily life, not only in the sale price.
01 · THE NUMBERS
What Each Kind of Kitchen Costs and Returns
MINOR REMODEL · MIDRANGE
About $27,300 · ~100% recouped
Same layout and cabinet boxes. New cabinet doors and hardware, new counters, sink and faucet, energy-efficient cooking appliances, flooring and paint in a typical 200 sq ft kitchen.
MAJOR REMODEL · MIDRANGE
About $80,000 · ~49% recouped
A full update with new semi-custom cabinets, an island, new counters and sink, a full set of new appliances, lighting and flooring.
MAJOR REMODEL · UPSCALE
About $160,100 · ~32% recouped
Custom cabinetry, stone counters, built-in and commercial-grade appliances, designer fixtures and a new tile floor.
Figures are 2025 Cost vs. Value averages for the Washington, D.C. metro. Nationally, the same projects recovered about 113%, 51% and 36%. See the D.C. data and the national report.
Why the D.C. number differs: local labor and material costs are high, but so are home values. The percentage shows how much of the cost buyers will pay for, not how much the kitchen is worth to you.
02 · BEYOND THE SALE PRICE
The Return You Feel Every Day
The National Association of Realtors 2025 Remodeling Impact Report gave a kitchen upgrade a Joy Score of 10 out of 10. That is the highest score homeowners can give a finished project.
Realtors in the same report said kitchen upgrades are a project buyers look for. A tired kitchen is one of the first things buyers notice, and one of the first things they subtract from an offer. Read the NAR summary.
“If you plan to stay five years or more, count the daily use. If you plan to sell soon, keep the scope tight.”
03 · WHAT DRIVES PAYBACK
Five Things That Decide Your Return
01
Your neighborhood
A kitchen should match the homes around it. Going far above your street rarely pays back at sale.
02
Layout changes
Moving plumbing, gas or walls adds cost fast. Keep the layout when it already works.
03
Cabinet strategy
Good boxes can be refaced or painted. Replace them only when they are damaged or poorly laid out.
04
Hidden problems
Leaks, soft subfloor and old wiring must be fixed. Plan a contingency for what is behind the walls.
05
Timing
A kitchen finished right before listing helps most when the rest of the house is in good shape too.
04 · SPEND AND SAVE
Where to Put the Money
Worth the money
Durable counters such as quartz
Good lighting: recessed, under-cabinet and one statement fixture
Soft-close hardware and well-planned storage
Fixing leaks, water damage and old wiring
Neutral, timeless colors
Where to save
Keep the sink, range and refrigerator where they are
Choose midrange appliances in a matching set
Use stock or semi-custom cabinet sizes
Save bold colors for paint and accessories that are easy to change
