Roof Replacement Cost Factors That Matter

Why two quotes for the same house can be thousands apart, and what you are actually paying for.

THE SHORT ANSWER

Size, Tear-Off, Decking and Material

Most of a roof’s price comes from four things: how big and steep it is, what has to come off, what is found underneath, and what goes back on.

For reference, the 2025 Cost vs. Value Report puts a typical asphalt shingle replacement in the Washington, D.C. area at about $30,100, and a metal roof at about $49,600. Your roof can cost more or less. The factors below explain why.

01 · THE ROOF ITSELF

Size, Pitch and Shape

Size

Roofs are priced by the square (100 sq ft). More squares means more material and labor.

Pitch

Steep roofs need extra safety gear and slow the crew down, so labor costs more.

Shape

Valleys, dormers, hips and turrets need more cutting, flashing and waste than a simple gable.

Access matters too. Tight lots, tall trees and long carries from the driveway all add time.

02 · WHAT COMES OFF

Tear-Off and What We Find Underneath

Every old layer has to be removed and hauled away, and some older roofs have two. Once the shingles are off, we can see the decking, the wood that holds the roof together.

Soft or rotted decking must be replaced before new shingles go on. Good quotes tell you the price per sheet up front, because nobody can count bad boards until the old roof is off.

Ask every roofer: what is your price per sheet of replacement decking, and how will you show me what you replaced?

03 · WHAT GOES ON

Materials and the Layers You Don’t See

The visible layer

  • Architectural asphalt shingles: the most common choice in Northern Virginia, with a good balance of cost and life.

  • Metal: costs more up front but lasts longer and sheds snow well.

  • Slate and cedar: premium looks and prices, mostly for historic or high-end homes.

The hidden layers

  • Underlayment: a water-resistant layer under the shingles.

  • Ice and water shield: extra protection at eaves, valleys and around chimneys.

  • Flashing: metal at chimneys, walls, skylights and pipes, where most leaks start.

  • Ventilation: ridge and soffit vents that keep the attic from overheating.

  • Drip edge and pipe boots: small parts that keep water off the wood.

Cheaper quotes often save money here. A roof is only as good as these layers.

04 · EXTRAS

Other Line Items That Change the Price

Chimneys and skylights

New step flashing, crickets or skylight replacement add time and parts.

Gutters

Replacing gutters with the roof is often cheaper than doing it later.

Permits and HOA

Rules vary by county and by scope. We check requirements for your address before work starts.

Warranty

Manufacturer system warranties and the roofer’s workmanship warranty are not the same thing. Get both in writing.

Season

Spring and fall fill up fast. Booking ahead helps you get the date you want.

Disposal

Dumpsters and hauling are part of every tear-off. Make sure they are in the quote.

05 · VALUE

Is a New Roof Worth It?

In the D.C. area, an asphalt roof replacement recovered about 85% of its cost at resale in 2025, well above the national figure of about 68%. In the NAR 2025 Remodeling Impact Report, homeowners gave new roofing a Joy Score of 10 out of 10.
