What Mason Checks
The Permit Rule for Decks
A PERMIT
Fairfax County lists decks as needing one.
INSPECTIONS
Footings, framing and the finished deck.
FINAL APPROVAL
The sign-off that closes the permit.
Fairfax County lists decks among the projects that need a building permit, whatever their size. Arlington and Alexandria also require permits for decks.
A permit means plans are reviewed before you build, and inspectors check the work as it goes.
Without one, nobody checks the footings, the ledger or the railings.

If you’re not sure, ask the county before you build, not after.

Warning Signs
What Can Go Wrong Without a Permit
SHALLOW FOOTINGS
Posts that heave and lean.
NAILED LEDGER
A deck that can pull away.
UNSAFE RAILINGS
Guards too low or gaps too wide.
Footings may be too shallow, the ledger may be nailed instead of bolted, and the railings may be unsafe.
And when you sell your home, an unpermitted deck can stall the sale, or need to be fixed or removed.

Ask your seller or the previous owner for the deck permit and final inspection. In Fairfax County you can also look up permit records for your address.

How We Fix It
How We Handle the Permit
We draw the plans and apply for the permit. Then inspectors check the footings, the framing and the finished deck, so it’s built safe and to code.
Caught early vs. caught late
A permit costs a little up front, and saves you a lot later.
In Northern Virginia
Fairfax County’s “When is a permit required” page lists decks as needing a building permit, and its deck guide sets the details: footings at least 24 inches deep, bolted and flashed ledgers, and guards on decks over 30 inches high. We handled the permit and inspections this way on our Rock Church Hill Rd project in Stafford.
