The $20 Roof Part That Often Leaks First: Pipe Boots

Mason shows how pipe boots crack, the signs of a leak, and how we replace them.

One of the most common roof leaks starts at a twenty-dollar part.

Watch Mason’s video, then read where it is, the warning signs, and how we fix it.

What Mason Checks

The Boot Around Every Vent Pipe

VENT PIPE

Plumbing vents come up through the roof.

RUBBER COLLAR

Seals tight around the pipe.

UNDER THE SHINGLES

The flashing tucks under the row above.

Every plumbing vent pipe that comes through your roof has a boot around it.

It’s a metal flashing with a rubber collar that seals tight around the pipe, and tucks under the shingles above.

The sun beats on that rubber every day. Over time, it dries out and cracks.

The roof can be fine, and still leak at one small collar.

Warning Signs

Signs a Pipe Boot Is Leaking

CEILING STAIN

A stain near a bathroom ceiling.

CRACKED BOOT

A cracked or split rubber collar.

ATTIC DRIPS

Drips in the attic after rain.

Rain runs down the pipe, right through the crack and into your attic.

It soaks the roof wood and the insulation, and shows up as a stain on the ceiling, often near a bathroom.

Check this today

Use binoculars to look at the rubber collars around the vent pipes. In the attic after rain, look for wet wood or drips along the pipes.

How We Fix It

A Quick Fix Now, or Ceiling Repairs Later

We remove the shingles around the pipe, install a new boot, tuck it under the shingles above, seal it properly, and check the wood underneath.

Caught early vs. caught late

Caught early, it’s a quick fix. Caught late, it’s ceiling and roof repairs.

In Northern Virginia

Northern Virginia’s hot summer sun is hard on rubber roof parts. In Fairfax County, a boot replacement doesn’t need a permit; replacing 256 square feet or more of roof plywood does. We fixed this on our Armistead St renovation in Alexandria.
