What Mason Checks
The Wax Ring That Seals Your Toilet
WAX RING
A soft ring of wax between the toilet and the drain.
FLANGE AND BOLTS
Hold the toilet down tight on the ring.
WATERPROOF SEAL
Every flush goes straight down the drain.
Under every toilet sits a wax ring, pressed between the bottom of the toilet and the drain pipe.
The toilet is bolted down on top of it, and the wax squeezes into a tight, waterproof seal. Every time you flush, the water goes straight down the drain.
Wax rings don’t last forever. If the toilet rocks, even a little, or the floor shifts, the seal breaks.

Warning Signs
Signs Your Toilet Seal Has Failed
TOILET ROCKS
It moves when you sit on it.
STAIN AT THE BASE
Discoloration around the base of the toilet.
SOFT FLOOR
A spongy floor near the toilet.
Every flush pushes a little water out under the toilet. You won’t see it, because it soaks straight down into the subfloor.
Month after month, the wood stays wet, turns dark, gets soft and rots. The damage can reach the joists, and even the ceiling below.
Check this today
Sit on the toilet and shift your weight. Any rocking is a warning. Then press on the floor around the base and look for stains on the ceiling below.

How We Fix It
A Quick Repair Now, or a New Floor Later
We pull the toilet and open up the floor. We cut out the rotted wood, put in new plywood, install a new flange and wax ring, and bolt the toilet down level so it can’t rock.
Caught early vs. caught late
Caught early, it’s a quick, low-cost repair. Caught late, it’s a whole new bathroom floor.
In Northern Virginia
Many Northern Virginia homes are 40 to 60 years old. In Arlington, about 45% of homes were built before 1970 (U.S. Census, 2019–2023). In Fairfax County, a like-for-like toilet replacement doesn’t need a permit, but subfloor and framing repairs may. We fixed this on our Strause Ct renovation in Springfield.
